Through site plan control, the Municipality can ensure compliance to all applicable Municipal and other regulatory requirements and that all required on-site features (e.g. parking, setbacks, landscaping, drainage, lighting, signage) are maintained over time.
Site plan control is most usually applied to commercial, industrial, institutional or large multi-unit residential proposals. In 2012, the Municipality passed By-Law 58-12, which identifies what land requires site plan control. Other land that has exceptional site specific issues may also be subject to site plan control.
